How much house can I afford?
A plain-language guide to DTI, the 28/36 rule, and what this educational calculator includes.
The 28/36 rule (educational guideline)
A common rule of thumb is that housing costs stay near 28% of gross monthly income (front-end DTI), and total debt including housing near 36% (back-end DTI). This home affordability calculator defaults to those targets so you can explore how much house you may afford under classic guidelines. Unlock either DTI field to model stricter or more flexible budgets-lenders often differ.
What this calculator includes
Max home price is not principal and interest alone. The model builds a total housing payment that can include estimated property tax, homeowners insurance, HOA, and conventional PMI when loan-to-value is above 80%. State averages can prefill tax, insurance, and PMI-edit any field for a tighter scenario.
Salary examples, not underwriting
Use the income example chips or your own salary to see how estimated purchasing power changes. Results are for learning and planning only. Real eligibility depends on credit, reserves, property appraisal, verified debts, and lender rules. FinanceFlow is not a lender or mortgage broker.
How much house can I afford with my credit score?
Credit score ranges change only the illustrative mortgage rate here—not the 28/36 DTI guidelines. A higher Fair or Poor band rate lowers max home price for the same income and debts; a lower Excellent or Good rate raises it. Pick a range or type a quote. There is no credit pull and this is not a pre-approval. Example: /affordability?credit=fair .
