This policy describes how FinanceFlow collects, uses, and protects information in connection with financeflow.studio.

1. Who We Are

FinanceFlow (“we,” “us,” or “our”) operates the website financeflow.studio and the educational tools available on it. Those tools primarily include a purchase mortgage calculator, a refinance mortgage calculator, an affordability calculator, a HELOC calculator, a rent vs buy calculator, related charts and estimates, and a mortgage glossary (including in-page glossary help on the calculators).

By using the site, you acknowledge this Privacy Policy. For rules about using the site, see our Terms of Service.

We do not sell your personal information.

2. What the Service Does (and Does Not Do)

FinanceFlow provides informational and educational estimates only. We are not a bank, lender, mortgage broker, insurer, tax authority, or financial advisor. Calculator results, state averages, and glossary content are not offers, quotes, or professional advice.

3. Information We Collect

3.1 Calculator and form inputs (generally not stored by us)

When you use the calculators, you may enter values such as home price, down payment, loan term, loan type, interest rate, start date, property tax, homeowners insurance, PMI, HOA dues, extra payments, refinance balances/rates/closing costs, affordability income and debts, HELOC home value/mortgage balance/draw amounts, rent vs buy inputs (monthly rent, rent growth, home appreciation, investment return, comparison horizon, maintenance, buy closing costs, selling costs, renters insurance), and state. Those inputs are used in your browser to produce estimates and charts.

We do not currently require an account, and we do not operate lead forms, saved-scenario accounts, or quote-request flows that collect your name, email, or phone number.

Unless a future feature clearly asks you to save or submit data, we treat calculator inputs as session/browser activity rather than information we retain as a customer profile.

3.2 Information requested automatically by our systems

Like most websites, our servers, hosting provider, and related infrastructure may automatically process technical data when you visit, including:

  • IP address and approximate network location
  • Browser type, device type, and operating system
  • Date/time of requests, pages or API endpoints requested
  • Referrer URL and similar standard log metadata

For example, the calculator may request state-level housing factor estimates from our /api/factors endpoint. Those requests are ordinary web requests and may appear in server or host logs.

3.3 Preferences stored on your device

We may store limited preferences on your device (for example theme or color-mode preferences used to display the site). These are typically stored locally by your browser and are not used to build a marketing profile.

3.4 Analytics and site usage

We use third-party analytics tools to understand how people use financeflow.studio (for example which pages and calculator tools are popular, how traffic arrives, and how sessions unfold). These tools use first- and third-party cookies and similar technologies, and may process technical identifiers and usage data as described below.

3.4.1 Google Analytics

We use Google Analytics (Google Analytics 4) to measure site traffic and usage. Google Analytics may collect information such as pages and screens viewed, events and interactions on the site, referring URLs, approximate location derived from IP address, browser and device characteristics, and similar usage metrics. Cookies and related identifiers may be set or read in connection with this service.

Google Analytics is integrated via Nuxt Scripts in first-party mode by default: the Analytics script may be served from our own domain (for example under a /_scripts/ path), and measurement requests may be reverse-proxied through our servers to Google rather than always connecting your browser directly to Google. Where proxying is used, privacy transforms may be applied before forwarding (for example IP address anonymization to a coarser network range). Upstream processing still involves Google’s services (for example endpoints associated with www.googletagmanager.com and www.google-analytics.com / region1.google-analytics.com).

Usage data is processed by Google under the Google Privacy Policy. For information about how Google uses data from sites that use its services, see How Google uses information from sites or apps that use our services.

You can learn more about Google Analytics cookies and controls, and install the Google Analytics opt-out browser add-on (where available), at Google Analytics Opt-out Browser Add-on. You can also control cookies more generally through your browser settings (see section 6).

3.4.2 Microsoft Clarity

We also partner with Microsoft Clarity and Microsoft Advertising to capture how you use and interact with our website through behavioral metrics, heatmaps, and session replay to improve and market our products and services. Website usage data is captured using first- and third-party cookies and other tracking technologies.

Data collected through Clarity may include information such as pages visited, clicks, scrolls, mouse movements, viewport size, browser and device characteristics, referring URLs, and session replay recordings of interactions with the site. Clarity is loaded on our site via Nuxt Scripts in direct (third-party) mode from Microsoft’s domains (for example www.clarity.ms, scripts.clarity.ms, and p.clarity.ms for collection), so your browser may connect to Microsoft for the tag, SDK, and collection requests. Usage data is processed in connection with Microsoft’s services under the Microsoft Privacy Statement.

4. How We Use Information

We use the information described above to:

  • Operate, secure, and maintain financeflow.studio
  • Provide calculator estimates, state-average factor data, glossary content, and site navigation
  • Analyze site usage (including via Google Analytics and Microsoft Clarity heatmaps and session replay) to improve product design, content, and performance
  • Support site optimization, fraud and security monitoring, and (where applicable) advertising or marketing measurement
  • Diagnose errors, prevent abuse, and improve performance
  • Comply with law and enforce our Terms of Service

We do not currently use your calculator inputs to send marketing emails, create user accounts, or share them with lenders for quotes.

5. How We Share Information

We may share information only as follows:

  • Service providers that help us host, deliver, or secure the site (for example cloud hosting, content delivery, and security infrastructure). They may process technical logs as needed to provide those services.
  • Google (Google Analytics) as described in section 3.4.1. Usage and measurement data may be processed by Google under the Google Privacy Policy. Even when requests are reverse-proxied through our servers, Google receives analytics data as the analytics provider.
  • Microsoft (Clarity / Advertising) as described in section 3.4.2. Usage and interaction data collected through Clarity may be processed by Microsoft under the Microsoft Privacy Statement.
  • Legal and safety disclosures when we believe disclosure is required by law, legal process, or to protect the rights, property, or safety of FinanceFlow, our users, or others.
  • Business transfers if we are involved in a merger, acquisition, financing, or sale of assets, subject to appropriate confidentiality safeguards.

We use Google Analytics and Microsoft Clarity to understand how you use our website and to improve our products and advertising, as described in section 3.4. By using our site, you agree that we, Google, and Microsoft can collect and use this data as described in this Privacy Policy and in Google’s and Microsoft’s privacy statements linked above.

We do not share calculator inputs with affiliate networks, lead buyers, or lenders, because those features are not part of the product. If we add such features later, we will update this policy and obtain any consent required for the new flow.

6. Cookies and Similar Technologies

We may use cookies, local storage, and similar technologies that are:

  • Necessary or functional for the site to work as intended (for example remembering display preferences or supporting basic session behavior); and
  • Analytics and product-improvement technologies in connection with Google Analytics and Microsoft Clarity (and related Microsoft Advertising capabilities), including cookies, local storage, and other tracking technologies used for traffic measurement, behavioral metrics, heatmaps, and session replay as described in section 3.4. Google Analytics may use a first-party (same-site) loading/proxy path; Clarity may use third-party Microsoft cookies and domains.

We do not currently operate a broad third-party advertising pixel stack beyond the Google Analytics and Microsoft Clarity / Advertising integrations described here. If we introduce additional advertising or marketing trackers that require a separate consent mechanism under applicable law, we will update this policy and implement an appropriate consent flow.

You can control cookies through your browser settings. Blocking some cookies may affect site functionality or limit our ability to understand how the site is used. For Google Analytics specifically, you may also use the Google Analytics Opt-out Browser Add-on where available.

7. Data Retention

Calculator inputs that remain only in your browser are retained according to your device and browser settings. Server and hosting logs are retained for a limited period as needed for security, debugging, and operations, then deleted or aggregated according to our providers’ and our operational practices.

Analytics data processed through Google Analytics is retained according to Google’s and our Google Analytics property settings (for example data retention periods configured in the Google Analytics product). Server-side proxy logs related to analytics requests, if any, are retained only as needed for security and operations. See Google’s documentation and the Google Privacy Policy for more detail.

Analytics data processed through Microsoft Clarity is retained according to Microsoft’s and our project settings for Clarity (for example session replay and metrics retention periods configured in the Clarity product). 8. Security

We use reasonable administrative, technical, and organizational measures appropriate to the nature of an educational web application (including transport encryption where supported by our hosting configuration). No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

9. Your Choices and Rights

Depending on where you live, you may have rights to request access to, correction of, or deletion of personal information we hold about you, or to object to or restrict certain processing. Because we currently collect limited personal data (primarily technical logs and analytics identifiers rather than account profiles), some requests may result in a determination that we do not retain identifiable account data for you.

For analytics cookies and similar technologies, you can use browser controls and, for Google Analytics, the opt-out tools described in sections 3.4.1 and 6. To make a privacy request to us, contact us at the email below. We may need to verify your request before responding. You may also have the right to lodge a complaint with a supervisory authority where applicable.

10. Children’s Privacy

FinanceFlow is not directed to children under 18, and we do not knowingly collect personal information from children. If you believe a child has provided us personal information, contact us and we will take appropriate steps to delete it.

11. International Visitors

We are based in the United States. If you access the site from another country, you understand that information may be processed in the United States and other locations where our service providers operate, which may have different data-protection rules than your country.

12. Changes to This Policy

We may update this Privacy Policy from time to time. We will post the revised policy on this page and update the “Last updated” date. Material changes may also be highlighted on the site. Continued use after an update means you accept the revised policy.
