1. Agreement to Terms
These Terms of Service (“Terms”) govern your access to and use of financeflow.studio and related pages, calculators, glossary content, and tools (collectively, the “Service”) operated by FinanceFlow (“we,” “us,” or “our”).
By accessing or using the Service, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the Service.
2. Description of the Service
The Service includes, among other things:
- A purchase mortgage calculator with related breakdowns, charts, and amortization views
- A refinance mortgage calculator for comparing current and new loan terms
- An affordability calculator for estimating max home price from income and DTI guidelines
- A HELOC calculator for estimating home equity credit, CLTV, and draw/repayment payments
- A rent vs buy calculator for comparing estimated net worth if you rent or buy over a planning horizon
- State-based estimate factors used to prefill certain monthly costs (such as property tax and homeowners insurance averages)
- A mortgage glossary and in-page educational explanations of calculator terms
- Site analytics via Google Analytics and Microsoft Clarity (see our Privacy Policy)
- Site navigation, legal pages, and related content
We may add, change, or remove features over time. Features that are not available on the site (for example investment tools, user accounts, or lender lead forms) are not part of the Service until we make them available and update these Terms if needed.
3. Educational Purpose; No Professional Advice
The Service is provided solely for informational and educational purposes.
- Calculator outputs are estimates based on the inputs you provide and any average factors we supply.
- State housing factors are state-level averages or approximations only. Actual taxes, insurance, PMI, fees, and loan terms vary by county, credit profile, property, lender, market conditions, and other factors.
- Results are not a loan offer, pre-approval, quote, tax assessment, insurance quote, or commitment of any kind.
- Content is not financial, tax, legal, accounting, or other professional advice.
- We are not a lender, mortgage broker, bank, credit union, or insurer.
You are solely responsible for decisions you make based on the Service. Consult qualified professionals and lenders for advice and offers specific to your situation.
4. Eligibility
You must be at least 18 years old (or the age of majority in your jurisdiction) to use the Service. By using the Service, you represent that you meet this requirement and that you have legal capacity to agree to these Terms.
5. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose or in violation of these Terms
- Attempt to disrupt, overload, reverse engineer, or gain unauthorized access to the Service or related systems
- Transmit malware, spam, or other harmful code
- Scrape, bulk-download, copy, or reproduce the calculators, data feeds, glossary, designs, or other content for commercial use without our prior written permission
- Misrepresent your identity or affiliation, or use the Service to deceive others
- Remove proprietary notices or use our branding in a way that suggests endorsement without permission
We may suspend or terminate access if we reasonably believe you have violated these Terms or abused the Service.
6. User Inputs
Calculator inputs are provided by you. You are responsible for the accuracy of values you enter. We do not currently offer user accounts or saved scenarios on the public Service. If we introduce accounts or save features later, additional terms may apply.
Do not enter sensitive personal information into free-text or calculator fields unless a feature expressly asks for it and explains how it will be used.
7. Intellectual Property
The Service-including software, calculators, charts, copy, glossary content, graphics, logos, and overall design-is owned by FinanceFlow or its licensors and is protected by intellectual property laws.
We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Service for your personal, non-commercial educational use. You may not copy, modify, distribute, sell, or create derivative works from the Service except as expressly allowed by us in writing or by applicable law.
8. Third-Party Services and Links
The Service may link to third-party websites or rely on third-party infrastructure and analytics providers (such as hosting providers, Google Analytics, and Microsoft Clarity). We are not responsible for third-party sites, services, content, or practices. Your use of third-party services is governed by their terms and policies. How we and those providers process usage data is described in our Privacy Policy.
At launch the Service does not include lead-generation forms or paid referral placements to lenders. If we add affiliate or referral features later, we will disclose material relationships as required and update these Terms and our Privacy Policy as appropriate.
9. Disclaimers
THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT.
We do not warrant that the Service will be uninterrupted, error-free, secure, or free of harmful components, or that estimates will match any lender quote, tax bill, insurance premium, or market outcome.
10. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, FINANCEFLOW AND ITS OWNERS, OFFICERS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, GOODWILL, OR BUSINESS OPPORTUNITY, ARISING OUT OF OR RELATED TO YOUR USE OF (OR INABILITY TO USE) THE SERVICE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SERVICE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US $100) OR THE AMOUNT YOU PAID US FOR THE SERVICE IN THE TWELVE MONTHS BEFORE THE CLAIM (IF ANY), WHICHEVER IS GREATER.
Some jurisdictions do not allow certain limitations; in those cases, our liability is limited to the fullest extent permitted by law.
11. Indemnification
You agree to defend, indemnify, and hold harmless FinanceFlow and its owners, officers, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of or related to your use of the Service, your violation of these Terms, or your violation of any third-party rights or applicable law.
12. Changes to the Service or Terms
We may modify or discontinue the Service (in whole or in part) at any time. We may also update these Terms. When we do, we will post the updated Terms on this page and revise the “Last updated” date. Continued use after changes become effective constitutes acceptance of the updated Terms.
13. Governing Law and Disputes
These Terms are governed by the laws of the State of Indiana, USA, without regard to conflict-of-law principles. Except where prohibited by law, you agree that courts located in Indiana will have exclusive jurisdiction over disputes arising from these Terms or the Service, and you consent to personal jurisdiction there.
14. Miscellaneous
- Entire agreement. These Terms and the Privacy Policy are the entire agreement between you and us regarding the Service.
- Severability. If any provision is unenforceable, the remaining provisions remain in effect.
- No waiver. Failure to enforce a provision is not a waiver of that provision.
- Assignment. You may not assign these Terms without our consent. We may assign them in connection with a merger, acquisition, or sale of assets.
