FinanceFlow uses the Zillow Home Value Index (ZHVI) for mid-tier homes (single-family and condo), smoothed and seasonally adjusted, at the state level. ZHVI estimates a typical home value—not the price of a specific listing.

We sync Zillow Research data about once a month (scheduled on the 8th). The page shows the data month used for the current figures.

Not exactly. ZHVI is a repeat-sales style index of typical values across the housing stock. Median sale price only reflects homes that sold recently and can move with mix of inventory. Both are useful; we use ZHVI for consistent state comparisons.
